Ruth Chircop is an experienced property advisor based at Alliance branch in Swieqi. From here she specialises in villas and character houses in all areas of Malta with particular focus in the Northern Harbour and central localities of Madliena, Mensija,Ibragg and the three villages.
Before joining Alliance in 2013, some of Ruth’s earlier jobs were that of secretary to the General Manager at a German manufacturing firm, followed by work in the tourism sector and a teaching career. She speaks fondly of all these experiences as they taught her some of the best ethical work practices she still carries with her to this day. “Punctuality, sincerity and above all quality in service are hallmarks that you simply don’t learn from school. I was very fortunate to have had a good upbringing that instilled in me good values from an early age and those values are very much a part of my personal life and my working career”, she explains.

Ruth prides herself in the level of service she provides to her clients, “Clients and owners who have worked with me know that when it comes to negotiating between the parties, I try my utmost to ensure a fair and smooth transaction for all sides”, and she goes on to explain that as a property advisor who takes pride in her work, she does not hesitate to intervene if she feels that something is amiss.

Asked about her most memorable sale, Ruth laughs, “There’s more than one, but they always have to do with properties which I endearingly call the ‘underdog’ because many others would have considered them too difficult or unattractive to work on”, she elaborates, and goes on to explain further “I love discovering properties with hidden potential that would make a sound investment in every sense of the word. When I help clients acquire such a property and see them realise its potential, it’s the most satisfying experience”. She goes on to relate the story of a villa she had sold in Santa Venera. “When I had first contacted the owner, she told me that she had given up on selling it and on ever being able to downsize. So, I made an appointment with her to preview the villa and after viewing it I promised her I would not let her down”. It turns out that Ruth managed to find a buyer for the villa within a matter of weeks, who much later proudly invited her to see the amazing transformation they had made on the property. “This was a memorable experience because a job that is well executed translates into the perfect home for the clients and a sound investment at the same time”, she concludes.

Ruth is a married mother of one – David, aged eleven, and she enjoys swimming, art, design and anything to do with interior design, which she also practices professionally. “I love giving added value to my property clients by combining my knowledge and experience of real estate with my creative flair and background of an interior designer”, she emphasises.
Ruth’s best advice to buyers is to be mindful that other buyers may be interested in the same property they are falling in love with at the same time. “Finding the perfect property that ticks all the boxes for a client and then seeing it slip through their fingers is what I hate most of all as it’s so disappointing for everyone”, she exclaims. To property sellers, Ruth advises on the importance of getting a most accurate valuation that reflects current market dynamics and to seek assistance from your listing agent on how to best prepare your property for the market. “Working with an honest and experienced property advisor helps save you time and gets you the best price possible for your property”, she concludes.
